Small Portfolio Hub is a web-based property management tool for self-managed landlords with 10–30 rental units. It provides rent collection, lease storage, maintenance tracking, automated reminders, and financial reporting.

We are a software tool — we are not a property management company, and we do not act as your agent, broker, or legal representative.

You must be at least 18 years old and legally authorized to manage the properties you enter into the system.

You are responsible for keeping your login credentials secure and for all activity that occurs under your account.

You are responsible for the accuracy of the data you enter — property addresses, renter information, lease terms, and financial figures. We store and display what you give us.

Small Portfolio Hub offers three plans: Core ($99/mo or $990/yr, up to 30 units), Plus ($149/mo or $1,490/yr, up to 75 units), and Premium ($199/mo or $1,990/yr, up to 150 units).

Subscriptions renew automatically at the end of each billing period. You will be charged the plan price — nothing else. There are no per-transaction fees charged to you. Your tenants pay the real Stripe ACH processing fee (0.8% of rent, capped at $5.00) at the point of payment, shown to them before they confirm.

We do not raise prices without 60 days' notice via email. If we raise the price of your plan, you may cancel before the new price takes effect and receive a prorated refund for unused time.

You can cancel your subscription at any time from your account settings. Cancellation takes effect at the end of your current billing period — you keep access until then.

30-Day Money-Back Guarantee: If you're not satisfied within the first 30 days of a new subscription, email us at support@smallporthub.com and we'll issue a full refund with no questions asked.

Outside the 30-day window, we do not offer refunds for partial months or unused portions of annual plans, except where required by law.

You own the data you enter. We do not claim any ownership over your property records, tenant information, or lease documents.

You can export your data at any time from your account settings. You are responsible for ensuring you have the right to store any personal information about your tenants and that your use of the platform complies with applicable landlord-tenant law in your jurisdiction.

Small Portfolio Hub is for lawful property management only. You may not use the platform to harass tenants, violate fair housing laws, process fraudulent transactions, or engage in any illegal activity.

We reserve the right to suspend accounts that violate these terms, with or without prior notice, depending on severity.

Small Portfolio Hub is provided "as is." We are not liable for missed rent reminders, data loss due to circumstances outside our control, or decisions you make based on information displayed in the platform.

Our total liability to you for any claim arising from use of the service is limited to the amount you paid us in the 3 months preceding the claim.

We'll notify you by email at least 30 days before any material change to these terms. Continued use of the platform after the effective date constitutes acceptance. If you disagree with a change, you may cancel before it takes effect.
